Andy,

Before thinking replacement of your hot water tank, try it out. Does it hold
water? Does it heat the water? Does the hot water flow to the faucets? If
yes, then DON'T do a thing except enjoy your good fortune. The same goes
with your refrigerator. They said that it needed cleaning. Then by all means
clean it or have it done. If it works, then again enjoy your good fortune.
The old appliances that you currently have may very well outlast anything
NEW that you would install in their place.
