Another issue is the exhaust stack.  I used two large tankless water heaters 
in tandem to replace an 80gal high output at a photofinishing operation a few 
years ago.  They were wonderful in that they supplied a constant stable 
supply of water.  They also each required their own 8" exhaust stack.  The 
landlord at the mall threw a fit when he had to pay for those.
