Taking your questions in order:
The owners manual is probably available from  Secretarial Services at (937) 492-8885. Not cheap, but the only source I know of.

Unless some owner has added one, there is no grey water tank. They didn't become standard until later.

Can't help with the air conditioning other than the obvious: does the fan work, if not is the circuit breaker on.
