When you go up on the roof just be careful to step or better, kneal whe the
ribs are.  When we installed an airconditioner many years ago we were
advised to put something like a piece of plywood on top to equalize the
pressure.  It sounds as though it could be a calking problem.  Remember all
the good advise about how to prepare to calk, what calk to use, and how to
use it.
