John,
Turn and run away as fast as you can.  You did an excellent job of
describing the condition, and one can easily interpolate the life it has
lived.  In that condition and length, they should be only asking in the
$1200 - $2000 range max.  For $5000 in a 26 footer, you should be able
to get a well taken care of but not fully restored example.

There are lots of Airstreams out there, and this is the time of the year
they come out of the woodwork.
