Check very carefuly for floor rot use an Ice pick or similar probe aqround the entrance
around the bath fixtures aunder yhe windows. some spongeness can be fixed very eaisly with pinitrating epoxy (dont tell the owner that) if any spongy aeras are found negociate the price down. the worse case is that major sections will have to be replaced , I speak from experiance.
